A great start to 2015 for Jackson Creek Meadows!

Jackson Creek Meadows by Parkview Homes

The 2015 building season has started with a bang in our Jackson Creek Meadows Community! Sales of single detached homes and townhomes have been brisk since the middle of January, despite the frigid temperatures. However, the perfect storm of historically low interest rates, limited inventory in the resale market and a desirable West End Peterborough location has made Jackson Creek Meadows the smart choice for many families, first time homeowners and retirees.

Surprisingly we still have a small handful of premium lots ranging from 40’ to 60’ in width, backing onto a heavily treed green belt, adjacent to the Trans Canada Trail. These lots probably won’t last through the spring market, so don’t hesitate and miss out on the opportunity to live in this family friendly conservation community!

We are also pleased to announce that we will be opening a brand new model home this spring! The exciting grand opening of The Charlesworth Executive Model Home is tentatively scheduled to open in the middle of May. A completely new creation from our design department, The Charlesworth Executive showcases an open concept eat in kitchen/great room across the back of the home, with soaring vaulted ceilings and a covered deck.  The plan also features a popular loft master bedroom, two main floor bedrooms, full double car garage and a well-appointed finished lower level.

Our design team has also just put the finishing touches on a new fully furnished townhome model, The Berkley. The Berkley townhome boasts 1890 sq. ft. of living space featuring 4 bedrooms, 3 bathrooms, open concept main floor with eat in kitchen, great room and separate living/dining room. The unspoiled lower level offers a full walkout and three piece plumbing rough-in, ready to go for a fourth bathroom.

The Jackson Creek Meadows Model Home is temporarily located at 343 Florence Drive.

Model Home Hours:
  • Monday - 2pm to 7pm
  • Tuesday to Friday - 11am to 7pm
  • Saturday & Sunday - 10am to 6pm
Our new Charlesworth Executive Model Home will be located at 105 Chandler Crescent. We invite you to come in and visit us and see our full selection of available lots and home designs.

We look forward to making your new home dream come true in Jackson Creek Meadows!

See you soon!

The First Time Home Buyer Blog: Plan Review

Hey! Thanks for checking in! In this blog I will be talking to you about my Plan Review!

If this is the first time you are checking in with me or want to re-read some of my previous entries, here are the links to the previous blogs:

My Plan Review:

Now that the construction on my home is coming along swimmingly! It was time for me to sit down and go over the detailed plans of my home at my Plan Review. For this meeting I once again got to sit down with Susan (whose, yes, is also our Design Studio Manager), to review my home and make sure all the changes and selections I had made were included in the construction plans.

A Plan Review is one of the many touch points provided to all Parkview homebuyers during the construction process. It is a great time to ask questions about your home and to make sure that certain items you selected have been included.

To start my Plan Review Susan walked me through my plans, showing me all the upgrades and changes that I had made at the time of my purchase. So anything that shows up in my Agreement of Purchase and Sale, on the document known as the Schedule Z. For me this included all the floor plan changes and my garage to foyer man door. While reviewing these changes she also went through and showed me all of my windows, describe what kind of window it would be (casement, slider, combo slider, etc.), and let me know if they were operating or non-operating and went over the sizes of each one. As well, she pointed out where all my smoke and carbon monoxide detectors, attic hatch and phone and cable outlets would be located.

Second, she went back through the plans and double-checked that all my flooring selections were correct. She showed me where I selected tile, carpet and hardwood and where my flooring breaks would be.

It is during this appointment that you are offered the peace of mind that everything you selected in regards to floor plans changes, windows, decks, flooring, etc. have all been accounted for and that your home is being built just the way you wanted. If you have any questions about the construction of your new home the Plan Review is a great time to ask them while you are sitting one on one with Susan.

Sitting down for my plan review was very exciting! It brings the reality that in only a few more short months the home on paper will be a reality and I will move from being a homebuyer to a HOMEOWNER!!

It has become come practice for me to drive by each week and take pictures of the progress! I get extremely excited when I see big developments happening, like window installation, roofing and the masonry work just started!!

I will be checking back soon to give another update so stay tuned!!

Talk to you soon,
Alyssa :)

There Are Plenty of Reasons to Visit Harmony Condominiums This Fall!

In my role of Director of Sales and marketing for Parkview Homes, I have aligned my work schedule so that I share a similar schedule with my sales team so that I can support my team when needed.

My office is always located in a professionally decorated model home, which is quite a delight to work in such a pleasant environment. I often make a joke that my office is bigger than the Mayor’s.

Recently, I moved out of our Cornelius Court model home, (which by the way is now for sale) and moved into the Brand New Harmony Condominium (building # 3). It’s fantastic to meet people that are looking for a change in lifestyle (simplifying life, downsizing, freedom to travel) and reducing overall bills and freeing up money to enjoy those special moments in life.

Susan Fenn, from our professional design studio, has done an excellent job in selecting high end and elegant finishes which makes showing off the last 9 suites a real pleasure. In this third and final building, there are 10 suites per floor (30 total in the condominium).

The selection is still excellent and when people are visiting for the first time, I point out a variety of lifestyle decision points:

1)      What floor would you prefer to live on? First, second or third?
2)      Would you prefer a suite with Western or Eastern exposure?
3)      In your spacious bathroom, would you prefer a tiled walk-in shower with glass shower doors or a traditional bathtub?
4)      Each suite has been carefully appointed with different color themes (warm grey, traditional brown, Masculine, Earthtone, etc.)
5)      Respectfully, I also will ask about budget as we have condo suites now being offered at various price points; starting in the $190’s and going as high as $220,000.

The people who I meet like the fact that they have so much choice and by asking these questions, it helps to narrow down which suites to tour. Currently, I have an excellent selection of condo suites to suit all tastes and budgets.

I will also point out the amazing “Builders Incentive”, which is now running until the end of October 2014. The current incentive includes the following:

ü  FREE - 6 Piece Appliance Package (Fridge, Stove, Dishwasher, Over the Range Microwave & stackable Washer and Dryer)
ü  FREE – Air Conditioning
ü  FREE – Hardwood Flooring in the living room and hallway
ü  FREE – Cogeco package (TV, Internet and Phone for 3 months)
ü  FREE – Additional discount from the builder for $3000.00

The suites are all 2 bedrooms and one bath. The kitchen features a large pantry and is open to the dining and living areas. Each suite comes standard with its own laundry facilities, linen closet, and the master bedroom features a large walk-in closet. Each suite also has a large patio door with a walk out to a very large patio (main floor) or covered balcony (2nd and 3rd floor).

I’m excited and proud to offer such an amazing property, with a West-End location and of course, all Brand New. Our Harmony Condominium features assigned parking, security, tasteful interior hallways and elegant foyer with high ceilings and chandelier.

Location, Location, Location…

Harmony Condominiums is located less than one minute from highway #115 for easy commuting to the 401. Shopping and restaurants are minutes away. Enjoy meeting new friends at the Mapleridge Community Centre and the Peterborough Sport and Wellness Centre.

Looking for your first new home, thinking of downsizing or tired of paying rent, then plan to visit our condominium and tour through 9 well-appointed 2-bedroom suites. I’d be delighted to spend some time with you and your friends or family and highlight the many reasons why our final Harmony Condominium is a great place to call home.

To find out more about our Harmony Condo suites or to arrange a personal tour, please call me at 705-748-4663 (cell: 705-868-6441)

I know you will see the many advantages to an affordable condo lifestyle.

Designing Your Bedroom Oasis to Fit Your Style

Many design enthusiasts just like you, are struggling with trying to figure out exactly what to do with the master bedroom retreat in their home.   I’ve combed the web looking for ideas to help you transform your master bedroom into a restful and relaxing adult space.

Bedrooms come in all styles, shapes and sizes. Your bedroom should create the look and feel of your own personality. Some like the calm oasis with thoughts of sleeping peacefully, while others desire crazy wild and vibrant wake- me- up kind of colours to represent their personality in their space. Regardless of your choice it should fit YOU, your life and your needs. It’s entirely personal when it comes to designing the ‘boudoir’.

So here are a few of my own suggestions;

Nothing completes a room, in my opinion, better than adding fabric. Let’s face it, a bedroom is nothing but a bed and a dresser(s) without the fabric. Once you add the pillow covers, shams, bedding, draperies, throws, lampshades, rugs, etc. the room is virtually complete! Select a few solid pieces of well made Canadian furniture in dark espresso brown, ivory or black and you can’t go wrong.

So what are the rules for decorating with fabric? Famous British designer Kathryn Ireland, believes you can mix brights with muted, florals with plaid, velvets with linens. It’s all in how you throw them together! I personally enjoy combining textures for interest. The French influence in linens is gaining popularity with bright, bold patterns and geometric prints. Whatever suits your mood, it is important to find fabulous FABRICS.

A furniture question for the bedroom; do your bedside tables need to match?

The debate continues. You’ve no doubt heard the warning “you don’t want to be too matchy- matchy” by a knowledgeable friend or designer. Many decorators like to mix it up, creating a more interesting bedroom scheme by coordinating pieces rather than repeating pieces.

If you are fond of antique/ vintage décor, you will most likely choose 2 different end tables and possibly a 3rd style for the dresser, as matching pieces are typically not an option. If this is the case my advice would be, choose same or similar stain colours to pull off the look. Or match stained pieces with painted pieces. If you are more into an orderly and symmetrical space such as in a condo or contemporary space, then keep in mind the bed is your focal point and should be highlighted as such.

There is no right or wrong here, pick a style or theme and stick to it.

Finally in deciding on your perfect bedroom décor accessory ask yourself this very important question before you start and make sure you incorporate the answer in your master bedroom. Here it is…

I never feel at home without ________________.

Happy decorating!

I’m visiting a new home sales office, what should I expect?

The thought of owning a brand new home is very exciting to a lot of people, however some may feel intimidated walking into a New Home Sales Office or Model Home. During my 7 years of tenure as Director of Sales and Marketing for Parkview Homes, I have had the pleasure of meeting the hundreds of people who have walked through my Sales Office doors. With this much experience, I understand how it feels to walk into a sales office and can relate to the apprehension and hesitation that some people may have.

Prior to a visitor walking into my Sales Centre I always try and put myself in their shoes. I make a conscious effort to make the initial greeting as friendly and relaxed as possible. I feel it is important to be very personable, put people at ease immediately and be an active listener to make our guests feel at home within just a few seconds. My Sales Team and myself are not advocates of a “hard” sales approach and my Sales Team does not subscribe to this selling style. When walking into a Sales Centre,  my team and myself consistently create a warm, friendly and relaxed environment, conducive to open dialogue and make the initial visit a positive experience.

I feel a sense of accomplishment when my visitor departs, in knowing they have all of the information they require to assist them in making a purchase decision. Often, the initial meeting will lead to a second and occasionally a third meeting, depending on the needs and requirements of my purchaser(s).

For more information about purchasing a Brand New Home, Townhome or Condominium, kindly contact me at 705 748 4663. I would be delighted to meet with you and your family and discuss the exciting option of brand new home ownership.

The First Time Home Buyer Blog: Visiting the Kitchen Designer

Howdy! And Welcome back to my First Time Home Buyer Blog in this edition I am going to expand on my experience of visiting the professional kitchen designer as part of my Design Studio Selections process.

If this is the first time you are checking in with me, here are the links to the previous blogs you have missed:

So just a little insider knowledge before I dive into my experience. Every purchaser of a brand new Parkview home gets to go through the Design Studio Selection process to select the finishes for their new home, and that includes the opportunity to meet with Debbie from AYA Kitchens. I highly recommend taking the opportunity to meet with Debbie she is super nice, highly professional and has the expertise to provide amazing suggestions to make your kitchen, your dream kitchen, while working inside even the most limited of budgets.

Initially I wasn’t planning on visiting with Debbie because of my restricted budget. I figured I would be able to pick out everything that I needed from the standard and upgrades available at the Design Studio, but when I wanted a different kind of cabinet in my powder room I booked an appointment to visit with Debbie and discuss my options.

When I arrived at AYA, Debbie was there ready to work one on one with me, discuss my kitchen and bathrooms options and offer up suggestions to make my life easier. She provided me with simple solutions such as adding a corner folding cabinet and a cabinet opposite my sink to optimize the storage space in my kitchen, adding an extended cabinet over my fridge so the cabinet wasn’t set back and under cabinet light valance for better lighting. She was also ready with suggestions to meet my personal style such as changing my standard oak cabinets to maple and changing my door hardware for a smoother, sleeker look.

She also listened to my thoughts and wishes for my kitchen and offered suggestions on how we could accomplish what I was looking to do. I had some extra space in my breakfast area, that I gained when I customized my plan, so I wanted to see if I could extend my kitchen into that area. I also wasn’t excited about the location of my main bank of drawers so I wanted to see if I could move it closer to the sink. And lastly, I wanted to see about changing the cabinet in my powder room to white, in a sleek and modern style.

In the end I decided that my kitchen needed the extra space, the moved bank of drawers, the corner folding cabinet and the cabinet on the opposite side of the sink and the maple upgrade. I also added the maple upgrade to my bathrooms for consistency throughout my home.

When I got the drawings to sign off on I was blown away and I knew it was my kitchen! I can’t wait to move in so I can start cooking and baking in it!

Here is a sneak peek at my future kitchen:

In conclusion I LOVED MY KITCHEN DESIGNER EXPERIENCE! I was blown away by Debbie’s attentiveness to me and my needs, even though I didn’t have a big budget to spend. She made the experience 100% valuable and amazing, and made me so happy that I made the decision to go see her. I am having difficulty putting into words how excited this experience made me for my new home and how appreciative I am for knowing that my kitchen will be just perfect because of Debbie’s help.

It is spring now so my new home should be getting started any day now! When that shovel hits the dirt you know I will be peeking around the corner getting some pictures. Stay tuned for progress blogs and pictures!

Talk to you soon,
Alyssa :)
